Howard Hughes has outlined Teravalis, a major planned community west of Phoenix that could house about 400,000 residents once completed. The proposal places residential construction and commercial development on a scale more commonly associated with a self-contained urban district than a conventional housing scheme.

According to HousingWire, Teravalis could deliver more than 130,000 homes alongside 60 million square feet of commercial space. The stated capacity makes it one of the largest long-term community development proposals in the US Southwest.

The mix of homes and commercial floorspace is central to the project’s scale. More than 130,000 residences would create a substantial housing supply, while the planned commercial component points to space for employment, services and other business activity within the wider development.
